Moving to Apex NC? 4 Pros and 4 Cons

Apex has a reputation as the expensive one. That reputation is now out of date, and by a wider margin than most people realize.

September median: $559,799. Nine days on market, 403 active listings.

Here's where that sits against the rest of the towns I work:

Town

Median

Days on market

Active listings

Garner

$381,310

0 (new construction)

278

Wake Forest

$465,950

403

Holly Springs

$587,500

160

Cary

$593,750

Apex is now $27,701 cheaper than Holly Springs, which almost nobody expects. It's also $33,951 under Cary. The town everybody thinks of as the pricey one is sitting third of five.

Four reasons to move to Apex

1. The price actually came down. Apex fell about 8 percent from August to September. Worth saying plainly: when nearly every town drops in the same month, that's seasonal mix, not values collapsing. Fall closings skew smaller and cheaper. But it does mean the gap people carry in their heads is wrong.

2. There's real choice here. 403 active listings, against 160 in Holly Springs. Two and a half times the inventory for less money. That's leverage.

3. You're not locked into one commute. US 64, US 1 and NC 540 all converge in Apex. If your job changes, or your household has two people going two directions, you're not stuck with a single corridor. Very few towns out here can say that.

4. The downtown is the real thing. The Salem Street corridor is a genuine historic downtown, not a developer's idea of one. That's a short list in Wake County.

Four reasons it might not be your town

1. It's still over half a million. $559,799 is $178,489 more than Garner. The correction is real but Apex is not a budget town.

2. 64 is a problem and it's getting worse. NCDOT counts 40,000 to 56,000 vehicles a day on that corridor, with roughly 40 percent growth projected by 2040. If you're commuting east at 8am you will feel it.

3. The fix is a long way out. Utility relocation work is underway and construction isn't scheduled to start until around 2029. Roughly 130 parcels are affected. You're buying into years of it.

4. Nine days on market. Apex still moves fast. If you're coming from a slower market, understand you may not get a weekend to think about it.

The payoff: ask what county, and ask what's planned

Two things I'd do before writing an offer in Apex.

Check the parcel on Wake County iMAPS, not the mailing address. And look up what's planned on the road you're buying off of. The 64 work is public and it's mapped. Ten minutes of looking can tell you whether your street is about to be a detour route for three years.

I walk this town on camera in Moving to Apex NC. The whole series is on Around Raleigh on YouTube.

One note on the numbers. I filmed that video in July 2026, when the median was $615,000. This page is updated to September 2026, where it came in at $559,799. The video is still right about the town. The figures here are the current ones, and I'd go by these.

Text me and I'll actually do this

Text me at (980) 621-0517 and tell me what you need. I do these every week and I don't charge for any of them:

  • Tell me your budget and I'll tell you honestly whether Apex works at that number

  • Send me an address and I'll tell you what's planned on that corridor and whether the 64 work touches it

  • Ask me which parts of Apex hold value best and which are most exposed to the road construction

  • Send me any address and I'll tell you what that street is really selling for

I'm not going to put you in a funnel. I'll answer the question and that's it.

Common questions

Is Apex expensive? Less than its reputation. September 2026 median was $559,799, which is below Holly Springs and Cary. It's third of the five towns I cover.

Is Apex cheaper than Cary? Yes, by $33,951 as of September 2026.

What's the traffic like in Apex? US 64 carries 40,000 to 56,000 vehicles a day with 40 percent growth projected by 2040. Improvements aren't scheduled to begin construction until around 2029.

How fast do homes sell in Apex? Nine days median in September 2026, one of the faster markets I track.

A note on schools and crime

I don't recommend towns based on safety, school quality, or who lives there. Steering people that way is illegal and I don't do it. What I'll do instead is point you at the public data so you can look at it yourself and decide what it means for your family. Same links for everybody:

Sources and fine print

All medians, days on market and active listing counts are from Doorify MLS, September 2026, pulled the same month with the same filter across every town so they're actually comparable. Public sites like Zillow and Redfin mix medians with averages and list prices, which is why their numbers won't match these. NC 64 traffic counts and project timeline from NCDOT.

Drive times are ranges from my own experience on these roads, not a routing app. Market figures change monthly. Nothing here is tax or legal advice. Equal Housing Opportunity.
